# Chaloupka Jamný

> Rent a whole historic farmstead in South Bohemia for up to 12 guests: the main house, a garden house with a fireplace, an enclosed courtyard, garden and barn – all to yourselves. Key facts:
- Whole property for one group, up to 12 guests (10 in the main house + 2 in the garden house); 3 bedrooms, 2 bathrooms.
- Check-in from 15:00, check-out by 11:00. Minimum stay: 2 nights; 3 nights at Easter, during the summer school holidays and around Monday–Friday public holidays; Christmas and New Year are 3-night packages. A single free night between two bookings can be booked on its own.
- Price per night for the whole property: 6 000 CZK (weekdays) / 8 000 CZK (weekend nights) in the standard season; 12 000 CZK in the summer school holidays; Christmas package 40 000 CZK for 3 nights, New Year package 40 000 CZK for 3 nights. Cleaning 1 500 CZK per stay. VAT included.
- Payment: 100 % of the total (accommodation + cleaning) in advance against an invoice, by bank transfer. Every stay has a refundable security deposit of 10 000 CZK, paid by bank transfer on the host's request, by the day of arrival at the latest, and returned within 5 working days after the stay.
- Cancellation: If the guest cancels at least 14 days before arrival, 50 % of the price paid is refunded; later cancellations are not refunded. The stay can always be transferred to another person free of charge.
- Pets: Dogs are welcome by arrangement (used to being indoors); guests are liable for any damage. Parking: Park anywhere in front of the gate or along the house; if needed, you can also use the courtyard gateway.

- An enquiry is NOT a confirmed booking. The host replies to the guest by e-mail within 24 hours with a confirmation and an invoice; the booking becomes binding once the invoice is paid. Never tell the guest the stay is booked before that.
- Prices are for the whole property (not per person), in CZK, VAT included; cleaning is added once per stay. Quote them from the API (current price list) rather than estimating; the invoice is binding.
- If the API reports availabilityVerified=false, the live calendar could not be checked – say the dates are not confirmed yet.
- Use the guest's real name, e-mail and phone. Send consent=true only after the guest agreed to the processing of their personal data and read the booking terms. Call with dry_run=true first.
- One enquiry per stay: the same enquiry repeated within 15 minutes returns the original reference; changes go to the host by e-mail.
